A base town, a college town and a flood-control story
Fairborn formed in 1950 when the villages of Fairfield and Osborn merged, and it is the only city in the world with that name. Its population grew about sixfold, largely because of nearby Wright-Patterson Air Force Base. Wright State University, with nearly 12,000 students, is here too.
That mix shows in the housing. The ACS 2024 5-year survey puts 48.8% of Fairborn homes as renter-occupied, compared with 35.1% in Kettering. Median year built is 1970, and 61.4% of homes predate 1980. The Census Bureau's July 2025 estimate is 35,754 residents, up 3.7% since 2020.
There is an older thread, too. After the 1913 Great Dayton Flood, the Miami Conservancy District built Huffman Dam on the Mad River. Osborn sat in the planned flood plain, so nearly 400 homes were moved about three miles to new foundations along Hebble Creek next to Fairfield. Some Fairborn houses are older than the ground they stand on.
